O’Neill & Brennan are currently recruiting for an experienced Contracts Manager for our client with various ongoing construction projects across Ireland. The company has a proven track record of delivering major infrastructure, industrial facilities, and commercial developments.

This is a Dublin based role and the successful Contracts Manager must have experience working on commercial/ residential or industrial projects and a minimum of 5 years’ experience in a similar role within the construction industry.

Contracts Manager Responsibilities:


  • Overall responsibility for project performance
  • Manage the successful delivery of multiple concurrent projects
  • Lead the project team(s) and ensure that all work is completed on schedule, to project specifications and in budget
  • Manage the relationship with key internal and external stakeholders
  • Have a deep understanding of the design details and interfaces where applicable to your project
  • Prepare and manage project programmes to ensure the timely and cost-efficient flow of information resulting in the on-time delivery of the project(s)
  • Develop and implement costs and budget plans for the project(s), ensuring that budgets are known at the outset of the contract
  • Commercial management of projects including cash flow management & overall project financial results
  • Provide quality and technical oversight of building elements and direction to site teams on such matters
  • Ensure that Site Safety statements and specific risk analyses are produced, updated as required and communicated to all relevant parties
  • Utilise and maintain filing systems for all required Health & Safety
  • Ensure that new employees on your project(s) receive Company and Site safety inductions, and are made aware of all relevant Safety and Health considerations in the undertaking of our works on site
  • Ensure that Plant & Equipment is inspected and certified as required, and that copies of relevant documentation is available / filed on the site
  • In line with the Company procedures, select and manage sub-contractors where necessary
  • Prepare and deliver progress reports as required
  • Set up and achieve Key Performance Indicators (KPI's) on project(s)
  • Ensure the productive running of site(s) by identifying and resolving potential problems
  • Actively participate in continuous improvement initiatives and maintain a strong focus on continuous performance improvements in day-to-day tasks
  • Ensure a prompt project close-out and the delivery of key documentation etc.
  • Ensure that diaries and contract related correspondence are kept and filed throughout the duration of the contract, and that these are collated and archived as appropriate following the completion of the contract
  • All other duties associated with the role

Contracts Manager Requirements include:


  • A third-level qualification in Construction Management / Engineering or another related discipline
  • Demonstrated experience (min 5 years) in a similar role as Contracts Manager
  • Excellent ability to communicate openly and effectively at all levels (verbal and written)
  • Strong stakeholder management skills
  • Commercial awareness and acumen
  • Leadership experience of managing high performing teams
  • High level of accuracy and attention to detail
  • Good IT skills: AutoCad, Word / Excel, Microsoft Outlook, Microsoft Project
  • Experience and knowledge of Project Management
