Valuation Analyst - Residential Developer

Our client is an Irish-owned residential developer and builder that has been one of the most active players in the Irish market since 2013. They now seek a Valuation Analyst on a permanent basis. This is a full-time role based in Dublin.
The Valuation Analyst will operate as part of an established development team encompassing transacting, planning, engineering, design, construction and sales disciplines. The core of the role will involve sourcing, selecting, analysing and presenting evidence from comparable developments to establish and support a view on sales pricing for our new schemes.
For sites we are considering for acquisition this will entail providing market-based input on product type, mix and unit design, and also determining appropriate pricing for our land acquisition modelling.
For sites we have acquired this will involve dynamic evaluation of scheme pricing both before and after marketing launch, and will require;
- thorough familiarity with competing schemes,
- balanced consideration of the relative merits of our schemes and products,
- evaluating the pricing views of our scheme sales agents,
- determining new scheme launch pricing,
- adapting prices if warranted by changes in the market and competitive situation
The role will obviously entail close monitoring of the Irish residential development market and will include market-based research as part of this. It will also facilitate the development of a personal network within the new homes market over time. There is scope for the successful candidate to expand the role into land underwriting, acquisition and financing.
